Who really wants to spend money on seismic retrofits and/or a foundation repair? I mean really, it's not like you're going to crawl under your house with a friend and brag about the new foundation you had installed, or show off the helical piers that were just put in. No one would really be impressed with this, well, no one other than me I should say.

I enjoy seeing the happiness on our clients face when we complete the glamorous projects, such as a new home, addition/remodel, new kitchen, etc., but when we complete those projects for clients that are non-glamorous, we are proud to say we have a satisfied client. However, there just isn't that same level of excitement with the other types of jobs we do.

Because we at Sonoma Marin understands this, and also understand the importance of those non glamorous jobs, i.e. foundation repairs, seismic retrofits, house stabilization, drainage projects, slide repairs, etc., we do our very best to approach these projects with the highest level of appreciation for our clients and do our very best to provide them with the lowest price. Although we do our best to provide our clients great prices, we understand that this is not the reason why our clients decide to have these necessary projects done.

You might ask yourself, “Why should I invest my hard earned money into this type of project?”
The answer is easy:

  1. Your investment. Your house is one of, if not the largest investments you have. Taking care of this investment is extremely important. I mean think about it, if you had $100,000 in a safe with a broken door you'd fix that door. If not you might find that the $100,000 is no longer there.
We find that by completing these projects, not only will it help maintaining the value of your investment, but in most cases that investment increases in value by completing the project.
  2. Insurance premium. Insurance premiums seem like they continue to go through the roof, no pun intended. Insurance companies would love to hear that you've completed a seismic retrofit to your home or to hear that your home which was built in the early 1900's now has a foundation to help your home last another 100 years. This is a great way to reduce your homeowners insurance and is just one more reason to help justify this type of work.
  3. Resale value of your home. Another thing to consider is the resale value of your home because most people sell their home at some point in their life. You know yourself, that you would be hesitant to buy a home with a structural defect, and if you did, you would not pay the asking price. These types of necessary projects are required to be disclosed to potential home buyers. Realtors tell us that they have to discount a home with foundation or structural defects 10 to 20% in order to go forward with the sale of the home. What is your home worth in today's market? Can you see that by not fixing your foundation, it's going to cost you much more money than fixing your foundation?

If left un-done, these repairs could result in additional expenses and even create more damage to your home. Although they are not glamorous, they are necessary. It is extremely important when you decide to have these repairs completed, they be done by someone who understands the task at hand, has the ability to address the problem effectively and treats every job as if it were their own. That’s what Sonoma- Marin Construction will do for you.

Happy Building,
Rick Young
